We are the Tuscawilla Homeowners Association, Inc, a voluntary organization representing the interests  of 4600 families, comprising over 11,000 residents. Our development one of the largest and oldest Planned Unit Developments in Seminole County representing a third of the population of our host municipality, the City of Winter Springs.

 

     The Tuscawilla community originated in 1969 and has steadily expanded to its present fully built size and population. More than twenty separate subdivisions, each with its own homeowner's association and unique amenities and lifestyle, comprise the Tuscawilla Country Club Community. Most of these associations are mandatory, with fees assessed to handle a variety of maintenance and services designed to provide amenities and retain real estate values.

     Since the incorporation of the Tuscawilla Homeowners Association in 1977, we have worked to maintain and improve our 3500 acre community to make it the best of its kind in Central Florida. This has frequently required active negotiation with government and other entities whose activities potentially impact our families and real estate values.

     Tuscawilla Homeowners Association, in the interest of maintaining a well-informed and active community, publishes a monthly magazine entitled TUSCAWILLA TODAY for its membership. Community issues are discussed in detail, and community groups have the opportunity to report on and promote their wide range of activities.

     The Association also maintains a committee structure which monitors and supports such important functions as education, community activities and other areas of major community interest.

     Tuscawilla is a diverse and family-friendly community. A full-service country club, including an 18-hole golf course, tennis courts, pool, dining facilities, pro shops, a large clubhouse and other amenities, is located in the heart of Tuscawilla, convenient to each of our subdivisions. Several forms of membership are available to Tuscawilla residents, ranging from golf and tennis to social. Club membership, while an attractive feature, is not required as part of moving into our community.

     Downtown Orlando is twenty convenient minutes away by the Greeneway (State Route 417), a high-speed toll road with entrances adjacent to Tuscawilla. An optional automated EPASS system on local toll roads makes stopping at toll booths a thing of the past. The road network also brings Tuscawilla closer to a range of sports and cultural activities ranging from Orlando MAGIC NBA basketball, SOLAR BEARS hockey and PREDATORS indoor arena football teams to symphony orchestra, civic theater, ballet and other cultural performances. Orlando and other nearby communities host a Science Center, a range of museums and the well-known Walt Disney World, Universal Studios, Sea World. and a full range of other attractions.

     Our Tuscawilla community benefits from the excellence of Seminole County's school system, widely acclaimed as one of the best in the State of Florida. Some Tuscawilla children walk to nearby elementary or middle schools. The  Winter Springs High School and the existing Oviedo High School serve secondary school students.

     The University of Central Florida, a fully accredited four-year public institution with a diverse arts, sciences, business and technical curriculum, is about fifteen minutes drive from most Tuscawilla subdivisions. Seminole Community College, a two-year college, is a similar distance away.

     The City of Winter Springs, governed by a mayor/commission form of government, boasts the second lowest residential property tax rate in Seminole County. Winter Springs is an expanding, forward-looking community simultaneously involved in the planned development of the largest Town Center of its kind in Seminole County, and the renewal of older infrastructure and neighborhoods on the western side of the City. All development is subject to careful scrutiny to ensure the city's long-term viability. Excellent police and fire/rescue departments provide a high level of public safety reflected in low crime statistics and in fast response to fire and medical emergencies.

     In summary, Tuscawilla is a well-located community that manifests pride in its appearance, a determination to preserve and enhance its value and heritage, and fosters an active vision for the future in an area that continues to grow and prosper. We are the Tuscawilla Homeowners Association, and we are proud of what we do to keep our large and diverse community the best and safest of its kind.
